We conduct rigorous, regularly scheduled maintenance to ensure every property remains a safe, high-standard environment for our residents—regardless of whether they are in a transitory or permanent stage of life. By fostering strong tenant relationships and maintaining a physical presence on-site, we reduce turnover and protect your long-term equity.

Our fee structure is designed to align our success with yours. Our pay as you go fee structure meets the needs of both rooming houses and unit rentals while ensuring that you receive the value added service you pay for.


Note on Professional Consultations: Our fees are calculated based on an incident or hourly rate. Seasonal/grounds fees are a baseline fee and are not finalized until a visit by our management team. Management fees are offered on a case by case basis as a percentage of gross monthly revenue of the property for our long term clients. These percentages change to meet the complexities of each rental to ensure you receive the full benefit of the services you pay for. Final contract rates are determined following a comprehensive on-site inspection and a review of the specific service level required for your asset.

  • Professional Tenant Placement

    • Rate: 50% of One Month’s Rent

    • Description: Comprehensive marketing, showing, and placement. We find the right fit to ensure long-term stability.

  • Elite Tenant Screening & Due Diligence

    • Rate: $100 per applicant

    • Description: A deep-dive verification report including credit, criminal, LTB history, and income stability analysis.

  • Lease Renewal & Rent Optimization

    • Rate: 50% of One Month’s Rent

    • Description: We handle the legal notices for rent increases and execute lease renewals to keep your property at market-leading rates.

  • Move-In / Move-Out Inspections

    • Rate: $100 per inspection

    • Description: Detailed photographic documentation of the property condition to protect your security deposits and equity.

  • 24/7 Emergency Dispatch

    • Rate: $100 base / Incident dependent

    • Description: On-call protection for your property. Our in-house team responds to urgent issues at any hour to mitigate damage.

  • Seasonal Grounds Maintenance (Winter/Summer)

    • Rate: $100 per visit (As needed)

    • Description: Snow removal, salting, or lawn care to maintain curb appeal and municipal safety compliance.

  • Scope-Based Renovations & Repairs

    • Rate: Project Dependent

    • Description: From minor repairs to full unit turns. We provide internal coordination for all trades without the standard industry markups.

  • Financial & Annual Tax Reporting

    • Rate: $150 (Annual) / Monthly Reporting Included

    • Description: Professional bookkeeping for your investment. We provide year-end summaries that make tax season seamless for you and your accountant.

  • Bill Payment & Utility Management

    • Rate: $100 + Cost

    • Description: We manage the “paperwork headache.” From property taxes to condo fees and utilities, we ensure every bill is paid on time, every time.

  • Legal & Licensing Coordination

    • Rate: At Cost / Scope Dependent

    • Description: We navigate the complexities of jurisdictional licensing and LTB form coordination (N1, N4, etc.) to keep your operation 100% compliant.
