How is using Peasant Finance different from having a realtor?

Realtors simply find you a tenant and take 1 month’s rent as their fee. If there are any issues, the realtor is no longer involved in the tenant management. PF is involved throughout the process starting before the tenants move in with our vetting process to post move out clean up. We are your partners and are involved as much as you want us to be.

How Much Will Residential Property Management Cost Me?

Our rates depend on the rental structure. Some properties maximize revenue via room rentals while others maximize revenue by unit rentals. Newer properties require less maintenance depending on the reputation of the builder whereas older properties may require more work. Our rates start at 7% of monthly revenue and is subject to change after our inspection of the premises and the level of service required. We are transparent and upfront with our cost to ensure a great relationship.

What is included in the residential property management service?

Property management includes preparing the unit for rent, advertising the unit, gathering documentation and screening potential tenants, completing quarterly inspection and disbursements of proceeds. Depending on the rental style, we may include biweekly cleanings and other services on an ad hoc basis.

We will also complete regular maintenance such as plumbing, electrical, utility optimization as needed.

How Does Peasant Finance Help Me Select Tenants?

We pre-screen all tenants by collecting the required documentation upfront while adhering to the jurisdictional laws. Our factors include but are not limited to

  • income source including stability and history;
  • credit scores with careful examination of past credit history and existing debt payments;
  • past references beyond the last rental;
  • IDs;
  • Public search of tenants to see past incidents with Landlord Tenant Boards or other legal matters;

How Much Rent Should I charge?

Our initial examination of the unit combined with the property owners needs allow us to formulate a plan for rent. Our plan considers market pricing for similar units for rent in the surrounding area, the amenities included in the rent, cost of maintenance of the property, and the profit margin for the property owner amongst other factors.

Prior to advertising the unit for rent, we will explain how we came up with the rental amount and get your approval to start marketing the unit.

What Happens if my tenants do not pay rent?

We believe that prevention is better and cheaper than the cure. We stand by our tenant screening processes and we have been successful with a 0% delinquincy rate thus far. We strive to maintain a mutually beneficial relationship with our tenants and take a pro-active role to mitigate any issues.

We understand we may inherit bad tenants and we take the correct legal steps with documentation to evict the tenant in a timely manner.

What Maintenace Services are Included?

Throughout our history, we’ve made it a point to minimize cost by vertically integrating as many services and partnerships to complete the necessary maintenance required for all properties under management. We have in house painters, cleaners, landscapers, eletricians and other service repair people who are able to complete a variety of simple jobs.

For larger repairs or damages, we have developed partnerships with local companies who can complete the job quickly and efficiently to minimize any rental income loss. We do not charge a management fee for coordinating their services; a distinct difference from our competitors.

How do I know how the investment is performing?

The monthly report breaks down how each of your unit(s) under our management performed. It includes any relevant updates and suggestions such as cleaning, minor repairs, minor maintenance amongst other activities.

 

 

Which regions are your services offered?

As of September 2023, we offer services in the Greater Toronto Area (2 units) in Ontario, Canada as well as Greater Raleigh Area/ Research Triangle Park in North Carolina.
